There is no official definition of “luxury,” and the two yardsticks in common use give very different answers. The first is an absolute-dollar line: HAR’s monthly statistics top out at a band of $1 million and above, and the industry generally calls that band the luxury segment. The second is a percentile line: Realtor.com Research sets the threshold at the top 10% of metro list prices — by that method (February 2026 data), Houston’s luxury threshold is about $794,170, the top 5% starts near $1,155,159, and the top 1% near $2,644,196.

Neither yardstick is wrong; they answer different questions. Percentiles answer “is it expensive for this metro?” Absolute dollars answer “have the transaction rules changed?” Loan structure, appraisal difficulty and the size of the buyer pool all shift gears right around the million mark — so this guide runs on HAR’s $1 million closing definition, with the percentile line as a reference. Whenever you see a “luxury” statistic elsewhere, ask first which ruler produced it.

Start with the latest month: in September 2026, single-family homes at $1 million and above closed 304 sales in the Houston metro, down 8.2% year over year — about 4.3% of that month’s 7,030 single-family closings (HAR, September 2026). One month is noisy, though; the trend needs a full year.

The Texas REALTORS® 2025 Sales of Million-Dollar Homes Report (covering November 2024 through October 2025) gives that full-year picture: 3,948 homes at $1 million and above sold across the Houston metro, up 18% year over year, for roughly $6.76 billion in total volume — about 27% of all million-dollar sales in Texas, and 17.8% of the metro’s total residential dollar volume. In plain terms: close to one dollar in every six of Houston housing money moves through this tier. It is not a niche.

But it sells nothing like an ordinary home

The same report carries three pace numbers: the tier’s median sale price is $1,385,000; average days on market, 55; the average sale closes at about 94% of the asking price; and inventory stands at 6.7 months. Translated: a small buyer pool, slow decisions and negotiation as the default — sellers in this tier treat the list price as an opening ask, not a floor. Walk in expecting the middle market’s “list it, sell it at list” rhythm, and both sides will be uncomfortable.

Hunters Creek Village(亨特斯溪村)$3,800,000
Piney Point Village(松点村)$3,290,000
Bunker Hill Village(邦克山村)$2,700,000
Memorial Close In(纪念区内环段)$1,996,498
Tanglewood(藤木区)$1,950,000
Rice / Museum District(莱斯大学 / 博物馆区)$1,425,000
Bellaire(百利市)$1,333,750
The Woodlands · East Shore(林地市东岸)$1,073,000

Memorial Villages:

River Oaks:

Tanglewood 与 Memorial Close In:Galleria 旁的安静

The Woodlands · East Shore:

The ladder below uses long-run median sale prices (from HAR MLS data, compiled on a long-run basis by Houston Properties Team). Read it as ladder position, not as any single month’s price — top neighborhoods close only a handful of sales a month, and single-month figures swing wildly. They are context, never a pricing basis.

Hunters Creek Village$3,800,000
Piney Point Village$3,290,000
River Oaks$3,207,500 · ≈ $665/sq ft
Bunker Hill Village$2,700,000
West University Place$1,999,999 · ≈ $539/sq ft
Memorial Close In$1,996,498
Tanglewood$1,950,000
Rice / Museum District$1,425,000
Bellaire$1,333,750
The Woodlands · East Shore$1,073,000

One combined figure: the six Memorial Villages together carry a long-run median of about $2,804,482. They sit outside the Houston city limits, each with its own municipal government and police — the first key to understanding prices in that whole area.

The Memorial Villages: village government, schools and big treed lots

Six small cities (Hunters Creek, Piney Point, Bunker Hill, Hedwig, Spring Valley and Hilshire Village) govern themselves, enforce their deed restrictions strictly and patrol heavily. Lots are large and tree-covered, yet downtown is fifteen minutes away. The price buys a bundle — self-government, schools and land — that does not unbundle.

River Oaks: the old name, and the land itself

One of Houston’s earliest top-tier neighborhoods, laid out in the 1930s with lots and streets designed for exactly this level. It sits between the Galleria and downtown — a position that cannot be recreated — and its deed restrictions and historic character are actively protected. In the older homes here, most of the value is the dirt. Read these properties land first, house second.

West University and Bellaire: two versions of the inner loop

West U presses against Rice University and the Medical Center: smaller lots, high per-foot pricing (≈ $539/sq ft), and you are buying inner-loop position and schools. Stock is mixed old and new, and teardown-rebuilds are routine. Bellaire is its larger-lot expansion: a rung lower on total price (median ≈ $1,333,750) and rebuilding fast — on the same street, a 1950s original can stand next to a just-finished new build, so pricing has to be taken apart house by house.

Tanglewood and Memorial Close In: quiet next to the Galleria

Hugging the Galleria and Uptown, with wide lots and quiet streets, this is a long-established owner-occupied area for Houston’s traditional wealthy families, with long-run medians around $1.95–2.0 million. Nothing here depends on new development hype; the value is decades of settled composition — homogeneous neighbors, low turnover.

The Woodlands · East Shore: the suburban form of luxury

Suburban luxury does not trade on inner-loop land prices; it trades on the master plan — lake lots, gates, amenities and schools sold as one package. East Shore is the Woodlands’ most luxury-positioned section, with a long-run median around $1,073,000. Land is cheaper and homes are newer and larger than the inner-loop equivalents — but resale faces a suburban buyer’s price ceiling, too.

Hunters Creek Village$3,800,000
Piney Point Village$3,290,000
River Oaks$3,207,500 · ≈ $665/pie²
Bunker Hill Village$2,700,000
West University Place$1,999,999 · ≈ $539/pie²
Memorial Close In$1,996,498
Tanglewood$1,950,000
Rice / Museum District$1,425,000
Bellaire$1,333,750
The Woodlands · East Shore$1,073,000

1. A position that cannot be recreated

Ordinary homes appreciate with the market; top locations appreciate on scarcity. River Oaks has the lots it has, and the Memorial Villages will never add a seventh village. When position cannot be recreated, the price anchor is not “dollars per square foot” — it is “when does the next comparable piece of land come up for sale?” This is the deepest difference between luxury pricing and ordinary pricing.

2. The land itself

At this level, land is a visibly larger share of the total price: the big yard, the water frontage, the corner, the depth — each is priced separately. When you evaluate a luxury home, split the bill first: what is the land worth, what is the house worth? At resale, the land portion usually holds up better than the house portion, and it is easier to defend to a buyer.

3. Construction and customization — which depreciate differently

Custom construction, imported stone and whole-house systems all cost real money to build. At resale, buyers pay for only part of it: structure, layout and bones hold value, while strongly personal finishes depreciate fastest. When you buy, separate what you are paying for into the structural share and the previous owner’s taste.

4. Privacy, gates and community services

Gates, private patrols and strictly enforced deed restrictions are not decoration — they are this tier’s community infrastructure. In a city without zoning (Section 5), it is precisely these private rules that keep order in a neighborhood. Their cost sits inside HOA dues and taxes, and belongs in your carrying-cost math before you buy.

5. A ticket to schools and a peer group

Top public school zones and private-school commute radii are part of the price. Even if your household has no school-age children, that value is still there — because your future buyer will pay for it. In luxury pricing, the composition of the neighborhood is not a soft idea; it is written into closing prices.

1. Read the deed restrictions and design rules before you buy

The City of Houston has no zoning — in the city’s own framing, land use is not governed by zoning, and development is regulated through ordinances instead. In top neighborhoods, the rules that actually bind are the deed restrictions: whether you can tear down and rebuild, how tall you can build, what the façade may use, whether a mature tree can come down — it is all written there, and communities like River Oaks and Hunters Creek enforce it actively. Read the restrictions in full before you buy; if you plan to remodel, this step is not optional.

2. Surrounding-land risk in a no-zoning city

Without zoning, what the empty lot next door becomes one day is only loosely within the city’s control. Ordinary neighborhoods rely on luck; top neighborhoods use deed restrictions to lock down the whole area — one of the reasons they cost what they cost. When you shop at this level, treat “who guards the rules on this land, and for how many years have they guarded them?” as a formal due-diligence item.

3. Appraisals falling behind the price is the norm, not an accident

Luxury homes are distinctive, so comparable sales are scarce: the bank’s appraiser may be citing a sale from miles away and six months ago. When the appraisal comes in under the contract price, the loan follows the appraisal and the buyer covers the gap in cash. That is not a failed negotiation — it is the structure of this tier. Decide two things before you offer: how the contract handles an appraisal gap (a cap, a partial cover, or a walk-away right), and whether your cash reserves can actually cover it. All of it belongs in writing at signing, not after the appraisal lands.

At This Point

Luxury math is per-property: appraisal gaps, deed restrictions, taxes and insurance differ on every home. Send me the address — I will walk through the big items on that specific property first.

4. Insurance and taxes: run the two big numbers first

Once a home passes a million, insurance and property tax stop being small print inside the monthly payment. High-value policies are structured differently, with different deductible mechanics, and the tax bill runs on the full assessed value — the proportional relief of a homestead exemption gets diluted by the large base. The figures differ by home and by year, so this guide offers no estimates. The correct move: get an insurance quote on the specific property before closing, compute the first year’s tax at current rates, and decide with both inside the carrying cost.

5. A custom home’s resale audience: plan the exit before the entrance

The more customized the home, the narrower its future buyer pool: unusual layouts, extreme styling and out-of-scale size can all turn into discount arguments at sale time. Ask one extra question while buying: if I sell in three years, who is this home’s story told to? The more concrete the answer, the steadier the purchase.

Set expectations first: with this tier averaging 55 days on market, closing at about 94% of asking, and carrying 6.7 months of inventory (Texas REALTORS®, November 2024 – October 2025), “three months listed and not yet sold” is the normal range here, not a failure. The buyer pool is small, so every serious showing is scarce; and pricing anchors are few — the same neighborhood may produce only one or two comparable sales in half a year. Price high and no data corrects you; price low and the discount is simply given away.

So the luxury selling rhythm runs backwards: the preparation before listing — fixing what should be fixed, presenting the home properly, and having the comparable math behind the price worked out — matters more than price cuts after listing. In this tier, one right price plus one right presentation usually beats three reductions. For the how, this site’s Pre-Sale Spending and Staging guides go into detail. This guide adds only the reminder: luxury does not sell on urgency; it sells on preparation.

Buying and selling are two sides of one coin: before you act in this tier, settle the definitions, the data and your own exit — the rest is patience and execution.
