Excellent!! I can only give a 5-star review, otherwise I would give more, but honestly, it was fantastic! It was a pleasure working with Owen. A wonderful guy, brilliant, and above all, very professional. He was very kind throughout the entire project. 24/7 support, which is greatly appreciated, as you can ask him any question at any time, since he's always available. He can handle any aspect related to the real estate sector, from mortgages and buying and selling to even construction and repairs. We trusted him from the very beginning of buying our first house through its entire interior and exterior renovation. He always gives excellent and professional advice that helps you realize what's worthwhile and what isn't. And thanks to that, we were able to save a lot of money. I'm honestly absolutely sure I'll work with him again!
Required documents: Tax returns, W-2s and 1099s for the past 2 years; bank statements for the past 2 months; pay stubs for the past month.
Pre-approval letter: Confirms your loan amount and rate range. It must accompany your offer.
Cash buyers: Provide proof of funds (POF) in English from a U.S. bank.
(House Hunting)
1. Foundation - The Top Priority
Most Houston homes sit on a concrete slab, and the local clay soil expands and shrinks with the seasons.
Look closely for cracks at the corners of interior and exterior walls.
Open and close every door and window to check for sticking, and feel whether the floor slopes.
3. Flood Risk - Location-Based Prevention
Check the latest FEMA flood maps to confirm whether the home sits in a flood zone.
Ask specifically whether water got in during Hurricane Harvey and other major storms over the years.
If the home is in a flood zone, get a flood insurance quote early.
2. Roof & HVAC - High-Value Systems
Houston summers are extremely hot and AC systems work hard. Check the age of the outdoor and indoor units (budget for replacement if they are 15 years or older).
Check the remaining life of the roof shingles (15-25 years) and look for signs of hurricane or hail repairs.
Newer communities often carry a MUD (Municipal Utility District) tax, and the total tax rate can reach 2.8%-3.5% or higher, which affects your monthly payment.
Houston has no citywide zoning, so check the surroundings for high-voltage lines, oil and gas pipelines, major-road noise, and nearby commercial uses.
STEPS 3 & 4. Pricing the Offer & Signing the Contract (TREC Contract) Key timing: offer day & within 3 days of the effective date
Accurate pricing (Comps): Pull the actual sold prices of similar homes nearby over the past 3-6 months to build a precise offer strategy.
Earnest money: Usually 1%-2% of the purchase price, deposited into escrow with the title company.
Option fee: Usually $200-$500. It gives the buyer an unrestricted right to terminate during a 7-10 day option period.
Key deadline: The earnest money and the option fee need to reach the title company within 3 calendar days after the contract's effective date — have them ready and deliver on time, and this step is done. If they are late, the seller may have the right to terminate the contract, so mark the date the day you sign.
(Option Period & Inspection)
STEP 5.
STEP 5. Hire a Licensed Inspector
Full inspection: Foundation, roof, termites, electrical, plumbing, and HVAC systems are all checked.
Additional tests: For older homes, a hydrostatic test of the plumbing lines is recommended.
Review the title commitment: Focus on the restrictions and exceptions in Schedule B (such as easements and pipelines). Any questions must be raised during the option period.
Negotiation strategy: Focus on having the seller fix major safety and structural issues (such as foundation problems, roof leaks, and electrical hazards).
Ask for a credit: Repairs can be converted into a closing credit so you can hire your own contractors.
Termination: If you cannot reach agreement, you may terminate in writing before the option deadline and get your earnest money back. Note that if you terminate during the option period, the earnest money is refundable, but the option fee is not.
Option period deadline: The option period ends strictly at 5:00 PM local time on the last day stated in the contract. All inspections, negotiations, and signing of any repair amendment must be completed before that time. To terminate, the formal termination notice must be sent before 5:00 PM.
Appraisal: A lender-ordered appraiser values the home. If the appraised value comes in below the purchase price, you can negotiate a price reduction, cover the difference, or terminate under the contract terms.
Rate lock: The best window is generally 30-45 days before closing. Be sure to get a written rate lock confirmation from your lender.
Survey: The seller usually provides an existing survey together with a T-47 affidavit. If there is no survey, or the property has been altered, the buyer pays for a new one; both the lender and the title company require it.
Homeowners insurance: Purchase a homeowners policy and submit it to the lender. Homes in a flood zone also need flood insurance, and flood policies generally have a 30-day waiting period before they take effect, so buy early.
Check the flood zone first: Before you offer, run the address through this site's Flood Zone Lookup for its official FEMA zone — you will know up front whether it sits in a high-risk area and whether your loan will require flood insurance.
✕ Don't change jobs or change your pay structure
✕ Don't move money casually between bank accounts
✕ Don't apply for new credit cards or any new loans
✕ Don't co-sign or guarantee any large obligation
✕ Don't finance a car or buy appliances and furniture on installments
✕ Don't fall behind on existing bills; keep a good credit record
✕ Don't deposit unverified cash into your bank account
✕ Don't close existing credit cards or credit accounts
(Clear to Close & Wiring)
Clear to Close (CTC):银行签发最终无条件批准信,标志着贷款正式通过!
核对结算单(CD):借款人应于过户前至少 3 个工作日(business days)收到并核对 CD 单上的最终利率、月供及自备首付与过户费金额。
Clear to Close (CTC): The lender issues its final, unconditional approval - your loan is officially through.
Review the Closing Disclosure (CD): You should receive the CD at least 3 business days before closing. Review the final interest rate, monthly payment, and the cash you need to bring for the down payment and closing costs.
Safe wire transfer: Bring your ID to a bank branch to wire the balance, and keep the wire receipt.
Wire fraud warning - extremely important: Before wiring, verify the receiving account by calling the title company at its official phone number (or through your agent). Never trust a last-minute emailed "account change" notice. Hackers routinely intercept email to divert wire transfers.
(Closing Day)
STEP 11. Final Walkthrough & Signing
Final walkthrough: A few hours before closing, walk the home to confirm the seller completed the agreed repairs and the home is in good condition.
Signing in person: Bring a valid driver's license or passport to the title company and sign the legal and loan documents (about 45-60 minutes).
Funding and keys: Once the lender funds the loan and the deed is recorded with the county, you officially receive the keys. Welcome home.
Signing at closing gets you the keys, but settling in takes a few more steps, in the right order. Take care of security and utilities first, then sort out payments and paperwork, and build good habits for long-term upkeep.
Change the locks throughout the home, or have a locksmith rekey them. Reset the codes for the garage door opener, alarm system, smart locks, and mailbox. The previous owners, their family and friends, and contractors may still have old keys or codes, so change them before you move in for peace of mind.
2. Safeguard Your Closing Documents
Keep your Closing Disclosure, Deed (which the county will mail back to you after recording), Owner's Policy of Title Insurance, and Survey together, and scan a digital copy for your records. Keep these documents long term - you will need them when you sell, refinance, or deal with any title questions.
3. Set Up Water, Electric, Gas, Trash, and Internet Service
Schedule start dates for each service in advance, so you do not arrive on move-in day to find no water or power. On the start date, photograph your water and electric meter readings and save them - they help separate your usage from the previous household's if a bill is ever disputed. In Texas, you can choose your retail electric provider, but the local transmission and distribution utility still maintains the lines, so report outages to that utility.
4. Register With Your HOA
Register as the new homeowner with your homeowners association (HOA), pick up gate cards and garage remotes, and confirm the annual dues, how to pay them, and the community rules. Once your information is on file, notices and statements will reach the right address.
5. Confirm Your First Mortgage Payment
Note the due date and amount of your first mortgage payment, and watch for mail from your Loan Servicer. It is normal for a loan to be transferred to a new servicer after closing, so do not dismiss that notice as a scam letter. Set up automatic payments early, and review your Escrow account to confirm the amounts held for property taxes and insurance look correct.
6. Apply for Your Homestead Exemption
If this home is your primary residence, apply for a Homestead Exemption with the Appraisal District in the county where the home is located. It lowers your taxable value and caps how much that taxable value can rise each year. You can apply starting January 1 each year - the sooner, the better.
Important: Filing for a Homestead Exemption is completely free. After closing, you will receive many letters offering to file for you, or to sell you a copy of your Deed, for a fee. Those are marketing solicitations or scams - do not pay them. File yourself through the Appraisal District website or office.
7. Verify Your Homeowner's Insurance
Confirm that your homeowner's insurance policy is in effect and that the lender information on the policy is correct. If the home is in a flood zone, renew flood insurance on time so coverage does not lapse. Store the policy with your closing documents, so you can find it quickly if you ever need to file a claim.
8. Read Your HOA Documents Carefully
Take time to read through your HOA documents: how much the annual dues are, whether fences, paint colors, additions, and other renovations or exterior changes require prior written approval (ACC approval), and what the rules are for yard maintenance and trash placement. Learning the rules now means settling in smoothly — and knowing exactly how to get approval for the changes you want to make.
Two things to nail this month: put the mortgage payment on autopay, and file the Homestead exemption early. The first keeps your credit record clean; the second saves you real money on taxes every year — and since the filing window comes once a year, earlier is better.
Houston's clay soil shrinks when dry and swells when wet. During dry periods, water evenly around the foundation - a soaker hose works well - to keep soil moisture steady. At the same time, keep your gutters and yard drainage directing rainwater away from the foundation. Catch small cracks early and the foundation stays sound for the long run.
10. Maintain Your HVAC and Major Systems
Replace HVAC filters every 1 to 3 months, and have the full system professionally serviced once a year. Note the age of your roof, HVAC system, and water heater, so you can budget for replacements in advance. For older homes, schedule regular termite inspections - catching termites early costs far less to treat.
11. Spotting Post-Closing Scams
Closing information becomes part of the public record, and scam letters follow. They may pose as official notices charging for a copy of your Deed, a Homestead filing service, or a title registration fee, or claim to be your lender and ask you to change where you send payments. For anything involving a payment or a change to your account, verify it only by calling the official phone number printed on your policy or statement - never call the number given in an unexpected letter or email.
12. Keep Records and Plan Ahead
Save records and receipts for major repairs and renovations. They are a plus for buyers when you sell, and may also be useful for tax purposes. If interest rates drop significantly, it may be worth evaluating whether a Refinance makes sense. For questions about property management, leasing, selling, or renovating, feel free to reach out anytime.

Property taxes: Most newer Katy communities sit in MUD or similar utility districts, so combined tax rates run noticeably higher than in mature areas. Always verify the exact rate for a specific address, and file the homestead exemption right after closing.
HOA: Fees vary widely by community and amenity level — the large master-planned communities with lakes, trails and waterparks sit at the higher end, mature neighborhoods at the lower end.
Resale: Katy ISD zoning is the resale engine: homes feeding the most sought-after high schools have historically held value best, and Energy Corridor access keeps the buyer pool deep year-round.
The honest take: for schools plus everyday amenities, Katy is one of the safest all-round picks in Greater Houston. The watch-outs are combined tax rates in the newer MUD communities, peak-hour I-10 commutes toward downtown, and flood maps near the reservoir and bayou edges — check them address by address, not by neighborhood name.

Property Taxes, HOA & Resale
Property taxes: Most Fulshear communities sit in MUDs or newer utility districts, so combined rates run higher while infrastructure is young; acreage properties outside the big communities on the west side can run much lower. Always verify the full rate for a specific address.
HOA: The big Johnson Development communities fund extensive amenity packages — lakes, water parks, fitness centers — and dues reflect that; the 55+ enclaves carry their own amenity fees on top.
Resale: Growth is the story: a city that went from about 17,000 people in 2020 to an estimated 60,000-plus by 2025 keeps demand deep. The flip side is that school rezoning happens in fast-growth districts — buy the zoning an address has today, not a rumored future one.
The honest take: Fulshear trades commute time for new homes and strong schools, and the growth is real. The watch-outs are equally concrete: one city — and even one community — can split between two districts, so never buy on a community name alone; verify zoning by address. Newer MUD tax rates run high, so run payments on the full rate. And in a city growing this fast, school zones get redrawn — do not pay a premium for a zoning that is only rumored.
Most of this area is Fort Bend ISD; Greatwood and Aliana sit in Lamar CISD. Below are all of the A-rated campuses in both districts under TEA's official 2026 ratings — 44 schools, grouped by district and level. Tap any school to see its highlights, grade span and address. Ratings are TEA's preliminary 2026 release (published August 14, 2026, covering the 2025–26 school year); individual campuses may change after appeals. Addresses and grade spans come from TEA's official school directory (AskTED) and district listings. Attendance zones are set by address — always confirm a home's zoned schools on the district website before you buy.

Lake Pointe GreenPlan AnnouncedDeveloper Lovett Group: redevelopment of the former Fluor campus, about 52 acres near SH-6 and US-59, planned for roughly 720 apartments, about 350 single-family homes and townhomes, and about 10 acres of green space, preserving the site's mature oaks. The old office buildings were demolished in 2026; Phase 1 construction is expected to start in 2026 with first homes around 2028 — no homes are on sale yet. It is the bellwether for infill redevelopment inside Sugar Land.
Imperial Historic District RedevelopmentPlan AnnouncedThe City of Sugar Land acquired the roughly 40-acre Imperial Historic District in 2025, including the century-old Char House landmark, and began selecting a master development partner in 2026. Future uses and timing are not yet set — watch for city and developer announcements. The site sits next to the Imperial neighborhood and the Constellation Field area.
Project details above come from developer and other publicly verifiable sources. Plans, products and timelines can change — the developer's latest announcement governs, and it is worth re-checking the current status before buying new construction.
购物休闲:First Colony Mall 与 Town Square 双中心,Smart Financial Centre 看演出,Constellation Field 看小联盟棒球;Sugar Land Memorial Park、Brazos River Park 与 Oyster Creek Park 提供大片绿地与步道。
Property Taxes, HOA & Resale
Property taxes: River-adjacent communities such as Riverstone also carry Levee Improvement District (LID) assessments on top of county, school and utility-district taxes — read the full tax breakdown for any address before you offer.
HOA: First Colony's long-established HOA keeps the mature neighborhoods consistent in upkeep and appearance; newer sections and Aliana run their own amenity-funded dues.
Resale: The US-59 corridor, two hospital systems and Fort Bend ISD zoning keep demand broad. Well-kept homes in established sections sell steadily, and the area draws move-up buyers from across the southwest side.
The honest take: mature amenities, two hospital systems and established, diverse neighborhoods suit move-up buyers who plan to stay put. Watch-outs: LID assessments in the river-adjacent communities, flood-insurance checks lot by lot, and the Fort Bend ISD / Lamar CISD split — Greatwood and Aliana are Lamar CISD, so confirm zoning by address.

The OrchardApproved · Plan AnnouncedDeveloper Planned Community Developers (PCD): a 120-acre mixed-use project at SH-288 and Beltway 8, approved by the Pearland City Council with the land closing completed in October 2026. Plans call for about 250,000 sq ft of retail, dining and entertainment, 150,000–300,000 sq ft of office space, roughly 1,100 multifamily units and about 100 single-family homes; first retail delivery is targeted for summer 2027 (subject to the developer's latest updates).
New Meridiana Sections & Community RetailSelling · Building in PhasesMeridiana spans about 3,000 acres with roughly 6,900 homes planned; Beazer Homes and other builders continue to release new sections, with new-home prices from the $300s to over $1M. The Market at Meridiana retail center is under construction near the entrance, and Alvin ISD's Caffey Junior High has opened next to the community.
Project details above come from developer and other publicly verifiable sources. Plans, products and timelines can change — the developer's latest announcement governs, and it is worth re-checking the current status before buying new construction.
Property taxes: Rates vary by city (Pearland vs. Manvel) and by MUD. The southern new communities — Pomona and Meridiana — carry developing-district taxes, so compare the full rate per address, not the sticker price alone.
HOA: Shadow Creek Ranch funds an extensive lakes-and-recreation amenity package with comparatively higher dues; the older east-side neighborhoods run much lighter.
Resale: The SH-288 corridor straight into the Texas Medical Center keeps buyer demand consistent — proximity to TMC employers is the core of Pearland's resale story.
The honest take: practical prices and the shortest Medical Center commute of these five areas suit TMC professionals and value-minded buyers. Watch-outs: SH-288 peak congestion — test it at your real commute hour — and the school-district lines: Shadow Creek Ranch and the southern communities are Alvin ISD, not Pearland ISD.

Property taxes: The big new developments — Bridgeland, Towne Lake — carry MUD taxes typical of still-building communities, while mature areas like Copperfield often show lower combined rates. Compare per address, not per area.
HOA: Amenity-rich communities (lakes, marinas, waterparks, extensive trails) fund them through HOA dues at the higher end of the suburban range; older sections are far lighter.
Resale: Cy-Fair ISD plus the completed US-290 widening keep resale demand healthy across the northwest corridor, for both owner-occupants and investors.
The honest take: new construction, Cy-Fair schools and resort-style amenities at friendlier prices than the closer-in suburbs. Watch-outs: MUD tax rates inside the big new communities, US-290 peak traffic toward downtown, and flood-map checks along the Cypress Creek corridor for the older sections.

Compiled in October 2026 and checked campus by campus against TEA's official 2026 A–F ratings; ratings update annually — see TXschools.gov for the latest. A school not listed simply did not earn an A this year; zoning, commute and your child's fit matter just as much. The well-known private John Cooper School is also located in The Woodlands (private schools are not TEA-rated).
The Woodlands HillsNow SellingDeveloper Howard Hughes: about 2,000 acres in Conroe/Willis, roughly 13 miles north of The Woodlands — the brand's northern extension. Multiple builders are selling new homes from the upper $200s, and the 17-acre Founders Park amenity village (activity center, pools, lazy river) is open. It is the pick for buyers who want Woodlands-style planning and greenery at a friendlier budget.
EvergreenNow Selling · Under ConstructionDeveloper Shea Homes: about 740 acres near FM 242 and FM 1314 in Conroe, a nature-first community preserving woodland and a creek corridor with 100+ acres of parks and trails, including a Trilogy 55+ enclave. New homes are selling from the $300s; zoned to Conroe ISD.
Note: The Woodlands itself is essentially built out, so new-construction supply sits mostly to the north in the Conroe area. Details above come from developer and other public sources; plans and timelines can change — the developer's latest announcement governs.
Property taxes: The Woodlands is a township, not a city — bills combine county, township and school district (Conroe ISD, or Tomball ISD in Creekside Park) with no separate city tax layer; utility districts apply in some newer areas.
HOA: Village associations plus township services keep standards consistently high. Gated Carlton Woods carries premium dues for its club, golf and guard-gated setting.
Resale: Depth is excellent: ExxonMobil's Spring campus, I-45 corridor employers and the town's amenity base keep a broad buyer pool, from relocating executives to downsizers who want to stay in the trees.
The honest take: arguably the region's best natural environment and build quality, for buyers who put lifestyle first. Watch-outs: the longest downtown and Medical Center commute of these five areas, premium HOA in the gated sections, and older-home systems (roof, HVAC) in the earliest villages — budget for them and inspect thoroughly.
这一页讲的是休斯顿内环西南侧的两座独立小城——West University Place 与 Bellaire(中间还夹着极小的 Southside Place)。
West U
Southside Place
Bellaire

Inner-Loop schools work differently from the suburbs: for public schools the question is which campus a specific address zones to, and for private schools it is how many options sit nearby. Both cities are in HISD — all of West U zones to West University Elementary, Pershing Middle School and Lamar High School; Bellaire splits by address among Condit, Horn, Lovett and other elementaries, feeds mainly to Pershing for middle school, and zones to Bellaire High School. Five campuses rated A in TEA's official 2026 ratings are directly relevant to residents of the two cities, listed below (tap for grade span and address). The two cities' zoned middle school, Pershing, and West U's zoned high school, Lamar, did not earn an A — this page now lists them too, with their actual ratings: both scored a B on TEA's official 2025 School Report Card (Pershing 88, Lamar 89), labeled by year. A non-A rating does not make a school weak; weigh the current official ratings alongside a visit. Ratings are TEA's official 2026 release (covering the 2025–26 school year) and may change after appeals. Attendance zones are set by address — always confirm a home's zoned schools on the HISD website before you buy.

The Brays Bayou flood line: Both cities' southern edges run along Brays Bayou. During Harvey, southern Bellaire and the Meyerland area flooded broadly, and low-lying blocks on West U's south side were hit too. Channel widening and detention projects have reduced the risk since, not erased it: check the FEMA map lot by lot, ask for the home's flood history, and price a flood-insurance quote — in this area those are requirements, not options.
Deed restrictions & permitting: Both cities enforce detailed deed restrictions and building codes — setbacks, height, lot coverage, exteriors, even fencing and trees — and West U is famously strict. If you plan major work or a rebuild on an older home, pull your lot's restrictions from the city first, then design. The suburban 'buy now, figure it out later' approach fails here.
The older-home maintenance bill: Original homes are typically 70–90 years old: foundation movement, aging cast-iron drains, electrical and roof renewals are routine costs. Inspect deeply and hold a systems budget — judging by cosmetic updates alone understates the true cost of ownership.
How the lot premium works: Land carries most of the price, so value hangs on location plus zoning far more than on the house: within one neighborhood, a different elementary zone or a meaningfully larger lot can move the price by six figures. That scarcity is also the resale logic — land here cannot be replicated — but verify pricing against comparable lot sales, and do not pay land prices for finishes.
Property taxes: Both are independent cities inside Harris County, so the combined rate stacks city, county, HISD and special-district levies — there is no MUD tax here, but high appraised land values mean the dollar bill is large even at a moderate rate. Check the current appraisal and protest history per address.
HOA: Most streets have no suburban-style HOA at all — governance runs through city-enforced deed restrictions instead, which is part of why the streetscape stays consistent.
Resale: Scarce land, the Medical Center/Rice/downtown job triangle and the zoned-school set make this one of Houston's most liquid and price-resilient markets; well-located lots sell in almost any cycle, while over-improved houses on small lots take longer.
The honest take: these two cities have never sold houses — they sell location, zoning and time. Once that clicks, the pricing makes sense; until it does, a big new suburban home will always look like the better deal. Before you buy, clear three checks: the flood map lot by lot (especially near the Bayou on the south side), the true systems bill on any older home, and the deed restrictions and rebuild rules with the city. Bellaire's Chinese amenities are genuinely convenient and West U's elementary zoning is genuinely scarce — and the shared trade-offs are real too: high price per foot, older housing stock, smaller lots. Go in clear-eyed on those three, and this is one of the hardest locations in Houston to substitute.

The Buffalo Bayou flood line: Buffalo Bayou runs along River Oaks' northern edge and through Memorial Park and the villages. Low-lying lots along it flooded during Harvey; channel and detention work since has reduced the risk, not erased it. Check the FEMA map lot by lot, ask for the home's flood history and price a flood-insurance quote — requirements here, not options.
Deed restrictions & permitting: River Oaks enforces its deed restrictions through a property-owners association, and each village runs its own zoning and building codes — setbacks, height, coverage, exteriors and tree protection are all written down. Planning major work or a rebuild? Pull your lot's restrictions first, then design. The suburban 'buy now, figure it out later' approach fails here.
The older-home maintenance bill: Original homes are typically 50–100 years old: foundation movement, aging plumbing, electrical and roof renewals are routine costs. Inspect deeply and hold a systems budget — judging by cosmetic updates alone understates the true cost of ownership.
How the lot premium works: Land carries most of the price, so value hangs on location plus zoning and private-school proximity far more than on the house: within one village, a meaningfully larger lot can move the price by six figures. That scarcity is also the resale logic — well-located land cannot be replicated — but verify pricing against comparable lot sales, and do not pay land prices for finishes.

Property Taxes, HOA & Resale
Property taxes: River Oaks stacks City of Houston, Harris County and HISD levies; each village adds its own municipal tax to Harris County and SBISD — no MUD tax anywhere here, but high appraised land values mean the dollar bill is large. Check the current appraisal and protest history per address, and file the homestead exemption right after closing.
HOA: No suburban-style HOA: River Oaks runs on property-owner deed restrictions, the villages on municipal zoning codes — which is part of why the streetscape stays consistent.
Resale: Scarce land, the Medical Center/Galleria/Energy Corridor job triangle and the city's densest private-school cluster make this one of Houston's most liquid and price-resilient markets; well-located lots sell in almost any cycle, while over-improved houses on small lots take longer.

Clear Creek ISD is the area's anchor district (about 39,000 students, 44 rated campuses, and an overall score of 89 in TEA's 2026 ratings). In 2026, 17 of its campuses earned an A — including all seven of its high schools, listed campus by campus below (tap for score, grade span and address). Ratings are TEA's preliminary 2026 release (published August 14, 2026, covering the 2025–26 school year); individual campuses may change after appeals. The A-rated elementary and intermediate list is on TEA's TXschools.gov — this page only lists campuses verified one by one. Attendance zones are set by address — always confirm a home's zoned schools on the district website before you buy.

Friendswood ISD (FISD)Zoned campuses · Confirm by address
Friendswood ISD is a small district — 6 campuses, about 6,200 students, one high school for the whole city. The district earned an A overall in TEA's official 2025 ratings; its 2026 campus-by-campus ratings have not been individually verified for this page, so the campuses below are listed by zoning without A tags — check TXschools.gov for the latest.

The CCISD list was checked campus by campus against the district's August 2026 announcement and TEA's official 2026 ratings; compiled in October 2026. Ratings update annually — see TXschools.gov for the latest. A school not on the A list simply did not earn an A this year; zoning, commute and your child's fit matter just as much.
Private options here are mostly faith-based and mid-sized. Each card lists name, location, type and grade span plus one verifiable highlight, with the source basis noted for figures like student–teacher ratios. Private schools carry no TEA rating — any Niche grade shown is a third-party evaluation, not an official score.

Where the risk comes from: The land is low and flat, Clear Creek and Dickinson Bayou run through it, and Clear Lake and Galveston Bay sit on its east side. Risk comes from two directions: creeks and bayous rising in extreme rain, and storm surge pushing in from the bay during hurricanes. It varies street by street and house by house — never judge it by city name, which is why every home gets its own map check.
The historical record: Hurricane Ike (2008) drove an 11–13 ft storm surge onto the bay's west shore, hitting shoreline areas like Kemah and Seabrook hardest. During Harvey (2017), the gauge on Clear Creek near I-45 recorded about 47.4 inches of rain — among Harris County's highest totals — and areas along Clear Creek and Dickinson Bayou flooded. In short: the shore watches surge, the inland side watches rainfall — and both are read off the same FEMA flood map.
What has been built since: The Clear Creek Second Outlet Channel and gated structure (built by the U.S. Army Corps of Engineers in the 1990s, now operated by the Harris County Flood Control District); Exploration Green in Clear Lake City (about 178 acres of detention lakes — its first phase alone protected roughly 150 homes during Harvey); and the 105-acre Friendswood regional detention basin, under construction with completion expected in 2029. Mitigation keeps improving — no project zeroes the risk out.
What to do before you buy: Four steps: (1) run the address through this site's Flood Zone Lookup for its official FEMA zone (link above the map below); (2) ask for the home's flood history and get a flood-insurance quote — in or out of the high-risk zone, and whether a loan will require the policy, changes the cost a lot; (3) look at the elevation certificate; (4) treat hurricane season (June–November) preparation as a normal part of coastal living. Do those four, and you will know both sides of bay-area living before you write an offer.
Property Taxes, HOA & Resale
Property taxes: League City sits mostly in Galveston County, while Friendswood and Clear Lake City straddle the Harris/Galveston line. Newer League City communities carry MUD taxes — combined rates in examples like South Shore Harbour and West Ranch run around 2.0–2.2% — while established Clear Lake City sections rely on the Clear Lake City Water Authority and often run lower. Always verify the exact rate for a specific address, and file the homestead exemption right after closing.
HOA: Fees span a wide range — from roughly $120 a year in older Heritage Park to about $1,200–$1,550 a year in amenity-rich West Ranch, with marina and golf communities toward the higher end.
Resale: The buyer pool is anchored by JSC and contractor employment, CCISD/FISD zoning and the waterfront. Established streets with big trees and no MUD have historically been the most liquid; whatever you compare, price each home's flood-zone status into the comparison.
The honest take: the core asset here is a combination few Houston areas match — aerospace jobs, solid schools and waterfront living in one place. On price, established streets (no MUD tax, bigger lots, mature trees) have historically been the steadier hold. Keep the order right when you buy: flood map and insurance quote first, school zoning second, the house itself third — on the coast, checking the map matters more than negotiating the price.
A good-faith deposit the buyer places with the title company once the contract is signed (commonly about 1% of the price in Texas). It counts toward what the buyer owes at closing; if the deal falls apart, who keeps it follows the contract and the option-period rules.
Option Period / Option Fee
A Texas TREC-contract feature: the buyer pays a small, non-refundable option fee for an option period (often 7–10 days) during which they can walk away for any reason and keep the earnest money. Inspections and repair talks all happen in this window; the fee is usually credited toward the price at closing.
Title Company / Title Insurance
The title company is the neutral third party: it holds the transaction funds, searches the home's title for back taxes, liens and other history, and runs the closing. Title insurance protects the clean title itself — if an old debt or ownership claim surfaces later, the insurer handles it. Rates are set by the State of Texas.
Escrow (the transaction)
During a purchase, earnest money and closing funds sit with the neutral title company and are released only when every contract condition is met — neither side hands money directly to the other. Same word as the mortgage escrow account below, different thing.
Seller's Disclosure
A form the seller must complete by law, stating known problems — leaks, flood history, foundation repairs, termites and more. It is the buyer's first-hand record of the home's history; read every line during the option period.
Deed Restrictions
Rules recorded against the land itself — building form, fences, uses (such as no commercial use) — usually enforced by the HOA. They govern what you may later change or do with the lot, so read them before you buy, especially in older and Inner-Loop areas.
Flood Zone / SFHA
FEMA's official maps assign every property a flood-risk zone. Homes in the SFHA high-risk zones (such as Zone AE) usually must carry flood insurance when there is a mortgage. Run any address through this site's Flood Zone Lookup before you offer.
Property Tax
Texas has no state income tax, so local services run on property tax: each year the county's appraised value is multiplied by the stacked rates of county, city, school district, MUD and other jurisdictions — the largest single carrying cost of a home. Values can be protested every year, and most owners should.
Homestead Exemption
For a primary home, filing with the county appraisal district exempts part of the value from taxation (the school-district portion matters most) and caps annual appraisal increases at 10%. File right after closing — it is the most basic money-saver a homeowner has.
MUD (Municipal Utility District)
A utility district created when a new community is developed: it issues bonds to build water and sewer infrastructure, then taxes homes inside the district to repay them — which is why newer communities carry a visible MUD slice in the tax rate. As the debt is paid down, the rate falls. In a new community, check the combined tax rate before comparing prices.
HOA (Homeowners Association)
The community-level body that collects dues to maintain common areas and enforce community rules and deed restrictions. Fees and strictness vary enormously by community — read the HOA charges and documents before buying; long-unpaid dues can become a lien on the home.
Home Inspection
A licensed inspector the buyer hires during the option period to examine the whole home — structure, roof, electrical, plumbing, HVAC — and issue a written report. It is the buyer's own check on condition, entirely different from the city inspections in the construction section, which verify that building work meets code.
Appraisal
An independent appraiser, hired by the lender, values the home for the loan. If the appraisal comes in below the contract price, the lender lends on the lower figure — how the gap is handled should be planned in the contract.
Closing
The final step of the transaction: all documents signed at the title company, funds delivered, title transferred to the buyer and keys handed over. A Texas residential deal commonly takes about 30 days from contract to closing.
Mortgage
Pre-approval
Before you shop, a lender verifies your income, assets and credit and states what it will lend. Sellers take offers with a pre-approval letter seriously; it carries far more weight than a pre-qualification, which is only a verbal estimate.
APR
The annual percentage rate folds the interest rate plus loan fees (origination charges, points) into one total annual cost. Two loans with the same rate can have different APRs — comparing APR is the fairer way to compare loans.
Fixed Rate / ARM
Fixed: the rate never changes, and the principal-and-interest payment is stable for the life of the loan. ARM (adjustable): fixed for an initial period (such as 5 or 7 years), then adjusts periodically against an index, with caps. Which fits depends on how long you will keep the loan and how much payment change you could absorb.
PMI
Private mortgage insurance, required on conventional loans with less than 20% down. It protects the lender — not you — and is billed monthly with your payment; it can usually be removed once the balance falls to the required level. Low-down-payment buyers should price it in.
DTI (Debt-to-Income Ratio)
Your monthly debt payments as a share of your gross monthly income — a core measure lenders use to judge how much you can carry. Car payments and minimum credit-card payments count. Paying down big debts before you buy improves it quickly.
LTV (Loan-to-Value Ratio)
The loan amount as a share of the price (or appraised value, whichever is lower). A lower LTV means less risk for the lender and usually better rate and PMI terms; a bigger down payment lowers it.
PITI
The four parts of a monthly mortgage payment: Principal, Interest, Taxes and Insurance. Estimating from principal and interest alone badly understates the payment — Texas property taxes are substantial, so budget on the full PITI figure. This site's calculator breaks out PITIA (adding HOA) for you.
Escrow Account
After the loan closes, the lender collects a monthly slice toward property taxes and homeowner's insurance along with your payment, holds it in an escrow account, and pays the tax and insurance bills when they come due — spreading two large annual bills across the year. Same word as the transaction escrow in the Real Estate section, entirely different thing: that one runs the deal, this one runs the holding years.
Points
Interest paid up front to buy the rate down: one point equals 1% of the loan amount. Whether points pay off depends on the break-even point — they only make sense if you keep the loan longer than that. Short holds usually skip them.
Amortization
The loan's repayment schedule: the payment stays the same, but early payments are mostly interest and later ones mostly principal. A 30-year amortization spreads repayment over 30 years; the amortization table shows exactly how much principal each payment retires.
Refinance
Replacing your existing mortgage with a new one — usually to lower the rate, shorten the term or take out some equity. A refinance has its own closing costs, so compute the break-even time first; a changed rate environment or a much-improved credit profile is when it deserves a fresh look.
Conventional Loan
The mainstream mortgage not backed by a government agency, underwritten to Fannie Mae / Freddie Mac standards; 20% down avoids PMI. The default choice for buyers with solid credit.
FHA Loan
A loan insured by the Federal Housing Administration, relatively forgiving on down-payment savings and credit history, in exchange for an upfront and monthly mortgage insurance premium (MIP). Worth a look for buyers still building their down payment.
VA Loan
For eligible active-duty service members, veterans and spouses, guaranteed by the Department of Veterans Affairs: zero down payment and no monthly PMI, with a one-time VA funding fee instead. Eligibility follows VA's own rules.
Non-QM Loan
A mortgage underwritten outside the standard qualified-mortgage framework, often using bank statements or assets instead of tax-return income — designed for self-employed and other borrowers with complex income. Documentation and cost structures differ from standard loans, so ask each lender to spell them out.
Construction
Permit
City or county approval required before structural, electrical, plumbing or addition work. Unpermitted work can be ordered corrected or removed when you later sell; treat "unpermitted addition" on a listing as a flag to investigate.
General Contractor (GC)
The person or company running the whole job: signs the master contract, schedules the work, manages subcontractors and owns quality. The owner normally deals with one point of contact — the GC — and holds the GC responsible for problems.
Subcontractor
A specialty crew hired by the GC for one trade — electrical, plumbing, HVAC, carpentry and so on. The GC is responsible for managing their work; owners generally do not direct subs themselves.
Blueprints / Plans
The formal drawings for a project: layouts, structure and utility runs. Work is built to the plans and inspections check against them. Lock the plans before work starts — mid-job changes are where change orders and added cost begin.
Foundation
The load-bearing base of the house; in Houston, usually a concrete slab. Local clay soils swell and shrink with moisture, so the maintenance key is keeping soil moisture even around the slab. Wall cracks and sticking doors are common early warning signs.
Framing
The stage where walls, floors and the roof skeleton go up on the foundation, mostly in lumber. Once framing is done, the home's layout is set; plumbing and electrical rough-in follows.
Load-bearing Wall
A wall that carries floor or roof weight. Removing or altering one requires a structural evaluation, support beams and a permit — it is the first question in every open-plan remodel, and the answer belongs to a structural engineer.
City Inspection
At each stage of construction, a government inspector checks the work against building code — foundation, framing, utilities, final — and work cannot proceed until it passes. It verifies that the building work is code-compliant, which is a completely different job from a buyer's Home Inspection (hired by the buyer to assess a home's overall condition).
Punch List
The itemized list of small unfinished or fix-it items — paint touch-ups, door gaps, hardware adjustments — made on a joint walkthrough just before completion. When the list is cleared and signed off, the job is truly done; final payment usually follows this point.
Change Order
The written document for any change to the contracted scope: what changes, how much it adds or deducts, and how the schedule moves — effective only when signed. Verbal changes do not count, and undocumented changes are where disputes start.
Final Walkthrough
The same term is used twice: in construction, the final check before handover, worked through with the punch list; in a home purchase, the buyer's last look before closing to confirm repairs are done and the home's condition matches the contract. This section means the construction one.
Builder Warranty
The builder's or contractor's written promise covering workmanship, typically with different coverage periods for systems and structure on new homes — the contract text defines the scope. Report problems in writing within the warranty window; do not let them expire unfiled.
Renovation
Updating an existing home, from a kitchen-and-bath refresh to a full gut renovation. The bigger the scope, the more important it is to sort out permits, load-bearing elements and utility runs before style and budget.
Estimate / Bid
A contractor's pricing document: an estimate is an approximation that can move; a bid is a formal offer with stronger commitment. Compare the scope list, not just the total — the low bid with missing items collects the difference later through change orders.
Zone X (unshaded): Low-risk area, outside the 500-year floodplain. Loans generally do not require flood insurance.
Zone X (shaded): Moderate-risk area — the 500-year floodplain (0.2% annual chance). Insurance is generally not required; voluntary policies are comparatively inexpensive.
Zone AE: High-risk area (the 100-year floodplain) with base flood elevations (BFEs) published by FEMA. Loans generally require flood insurance — this is Houston's most common high-risk zone.
Zone A: High-risk area (the 100-year floodplain) without published BFEs; insurers rate these case by case.
Zone AO / AH: High-risk areas of shallow flooding or ponding (about 1–3 feet of water). Loans generally require flood insurance.
Zone VE: Coastal high-risk area — flooding plus storm-surge wave action. Loans generally require flood insurance.
Regulatory Floodway: The channel and adjacent land that must stay clear to discharge floodwater — the most tightly regulated area, with the most limits on new building and changes.

Gather your documents — translate anything not in English
Passport and visa (if applicable), birth and marriage certificates, your children's birth certificates, immunization records and school transcripts, and your current driver's license and driving record. You'll need them for the license office, school enrollment and your first doctor visit. Get English translations done before you leave — foreign immunization records especially, since schools and clinics will ask for them in English.
Book 2–4 weeks of short-term housing first
Land in a short-stay apartment or extended-stay hotel, then look for a long-term rental or a home to buy without signing anything in a rush. If schools matter, short-stay in the attendance zone you're targeting — that lease can double as your proof of residence for enrollment.
As a visitor you may drive on a valid out-of-state or foreign license (carry an English translation of a foreign license). Once you become a Texas resident — settling here, taking a job, enrolling kids in school — you have 90 days to get a Texas license. Valid U.S. licenses from another state transfer without the knowledge or road tests. Texas also waives testing for licenses from reciprocity countries including Canada, France, Germany, South Korea and Taiwan; other foreign licenses require the written and road tests.
Working, filing taxes and building credit all run on an SSN. If you're arriving on a work-authorized visa, apply at a local Social Security office — wait about 10 days after arrival first, so your entry record has time to reach the federal system. Bring your passport, visa, I-94 and work-authorization documents. If you need a tax ID but aren't SSN-eligible yet, apply for an ITIN instead.
Open a checking account with your passport, visa and proof of address (some banks open accounts without an SSN — policies vary, so call ahead). Then start a credit file: a secured credit card, small purchases, paid in full every month, gives you a real credit history within 6–12 months — and landlords, car dealers and lenders all check it. Pull your free reports once a year at the federally authorized AnnualCreditReport.com.
Get a local SIM or eSIM plan at a carrier store (check that a phone brought from abroad is unlocked and band-compatible). Order home internet by address as soon as you have one — installation appointments can run several days out.
Change of address and mail forwarding Noncitizens: report within 10 days
File a Change of Address with USPS to forward mail from your old address — use the official usps.com site only; look-alike sites charge junk fees. Then update your address with banks, insurers and subscriptions one by one. Noncitizens take note: if you hold a nonimmigrant visa, you are legally required to report a new address to USCIS within 10 days of moving (Form AR-11, fileable online).
Electricity: Texas has a competitive power market — pick a retail plan on the official Power to Choose comparison site (CenterPoint delivers the power regardless of who you buy from). Natural gas is also CenterPoint. Water and trash depend on your city or utility district (MUD) — your closing documents or landlord will name the provider; schedule start dates 2–3 days before move-in.
Put Texas insurance on the car first Before you register
Texas requires liability insurance to drive, with minimum limits of 30/60/25 ($30k per person / $60k per accident for injuries / $25k property damage). Moving from another state? Convert your policy to a Texas policy — you'll need Texas proof of insurance for both vehicle registration and your license transfer.
Register the vehicle and get Texas plates Within 30 days
Order matters: ① Texas insurance in place; ② an emissions inspection (the Houston metro is an emissions-testing area; since 2025 the general safety inspection no longer applies to non-commercial vehicles — emissions is the remaining test); ③ take your title or out-of-state registration, insurance and inspection report to your county tax assessor-collector's office for plates and registration. Expect a $90 new-resident tax on a vehicle you bring in, as assessed by the county office.
Houston's toll-road network is hard to avoid on any commute. Open an EZ TAG account with the Harris County Toll Road Authority and mount the tag early — toll-by-plate bills cost more, and late ones add penalties.
Public schools are zoned by home address — confirm the zoned campus first, then register on the district's site. You'll need proof of residence (lease or utility bill), your child's birth certificate or passport, prior school records, and immunization records. Texas DSHS publishes the required school vaccine list; records from abroad need an English version, and the school nurse or your family doctor will map out any catch-up shots.
Health coverage and a family doctor Within 60 days of the move
If an employer plan doesn't cover you, shop the official marketplace at HealthCare.gov — a move is a qualifying life event that opens a special enrollment period, generally 60 days. Once covered, pick a primary care doctor (PCP) for the family, and bring translated medical records, vaccination booklets and medication lists to the first visit so your file starts complete.
Exchange for a Texas driver's license Within 90 days
Once you're a Texas resident, visit a DPS driver license office within 90 days — book the appointment online first; popular offices back up for weeks. Bring the DPS document set: identity, Social Security number, two proofs of Texas residence, and your current license. A valid out-of-state U.S. license transfers without the knowledge or road tests (you surrender the old license); reciprocity-country licenses also skip testing; other foreign licenses require both tests. Note that first-time applicants generally must show 30 days of Texas residency, with the out-of-state surrender process handled per DPS rules.
Register to vote (U.S. citizens) 30 days before an election
Registration must be completed 30 days before an election to count for it — and your old state's registration does not transfer, so register in Texas even if you were registered before moving.

Library card and local life
A free card from Houston Public Library or your county library system covers borrowing, internet and printing, kids' story times and community events — the fastest way to plug into a new neighborhood. Pair it with this site's community pages for commute, tax and amenity comparisons while you learn the area.
If you bought your home, file the residence homestead exemption with your county appraisal district — it takes a substantial amount off your school-tax value. The filing window is January 1 to April 30 for that tax year, and your driver's license address must match the property address, so transfer the license first. Missed the deadline? Late filing is allowed (up to two years back under appraisal-district rules) — but file early and be done.
Flood insurance and hurricane season 30-day policy waiting period
Atlantic hurricane season runs June 1 to November 30. Flood damage is not in a standard homeowner's policy — buy flood insurance separately, and note that NFIP policies generally carry a 30-day waiting period, so a storm in the Gulf is too late. Check your home's flood zone first (this site's lookup), then set your coverage; keep an emergency kit (water, medications, flashlight, copies of key documents) and follow Ready Harris for official alerts.
Protest your property tax value (every year) By May 15
Each spring the appraisal district mails a Notice of Appraised Value. If the value looks high, file a protest by May 15 or 30 days after the notice was delivered, whichever is later. Texas has no state income tax, so property tax is the main cost of owning — protesting is a routine annual habit here, and new owners shouldn't skip it.
Where: Your county appraisal district's site (HCAD / FBCAD and peers)
Consulate and passport housekeeping (arriving from abroad)
Keep an eye on passport validity — many countries require six months remaining for travel and visas, and renewals take months, so start early. Many countries maintain consulates in Houston; register with yours if it offers citizen registration, so you get emergency notices. One specific note: China's Consulate-General in Houston closed in 2020, and consular services for Chinese citizens are now arranged through the Embassy of China in Washington, D.C. — check its site for current submission procedures.
1. Price from recent sold comps, not a neighbor's asking price
Pull comparable homes (comps) that actually sold nearby in the past 3-6 months, and adjust for size, age, condition, and location before setting your price. An asking price is just a hope; a sold price is the market's answer.
2. Price close to the market — don't start high and drop later
A listing gets the most attention in its first two weeks. Starting high "to test the market" and cutting the price later makes buyers assume something is wrong with the home, and invites low offers. A market-based price is more likely to draw multiple offers — and often a better final price.
3. Calculate your net proceeds before you list
Net proceeds = sale price − mortgage payoff − brokerage fees − closing costs − the Owner's Policy of Title Insurance, which sellers customarily pay in Texas. Run the numbers first, and you will know which offer is genuinely the best one instead of being swayed by the highest headline price.
Deep-clean the entire home and clear countertops, closets, and the garage as much as possible (decluttering). The less there is, the bigger the rooms feel and the better the photos look. Excess furniture can go into storage or be packed early.
5. Small fixes with an outsized effect
Touch up paint, replace yellowed light bulbs, fix loose door and window handles, and tidy the yard. None of this costs much, yet it shapes the buyer's first impression the moment they walk in — far better value than a major renovation.
6. Lightly stage the key rooms
Simple furnishings and decor in the living room, primary bedroom, and kitchen/dining area are enough — there is no need to rent furniture for the whole house. An empty home feels small and cold; a lightly staged one helps buyers picture themselves living there.
7. Decide on major issues in advance
If the roof, HVAC, foundation, or plumbing has a known major problem, decide before listing: repair it first, or sell the home as-is with the price reflecting it. If the buyer's inspector finds it later, you negotiate from a weaker position.
8. Complete the Seller's Disclosure Notice honestly
Fill out the Seller's Disclosure Notice truthfully. Do not hide known issues such as leaks, flooding, or past repairs. Concealment is the most common cause of post-sale disputes and lawsuits — full disclosure protects you.
9. Have special disclosures and HOA documents ready
Homes built before 1978 require a separate Lead-Based Paint Disclosure. For homes in an HOA community, gather the HOA documents (rules, dues, transfer requirements) in advance — buyers and the title company will ask for them, and chasing them down late can delay closing.
10. Professional photography first, then list on the MLS
Only after the cleaning and staging are done should a professional photographer come in — then list on the MLS. Most buyers screen homes online first, so photo quality directly determines how many showings you get. Don't launch with quick phone snapshots.
Accommodate buyers' showing times whenever you can, keep the home tidy with the lights on, and leave during showings so buyers can look and talk freely. The easier the home is to see, the faster offers come; when the seller hovers, buyers tend to rush through and leave.
12. Compare offers on more than price
Weigh each offer line by line: the earnest money amount, the length of the Option Period, cash vs. financing, who covers an Appraisal Gap if the appraised value falls short, and whether the closing date works for you. A slightly lower cash offer with a short Option Period may be far more certain to close than a higher financed offer.
13. Negotiate a short-term Leaseback if you need a bridge
If your next home is not ready yet, negotiate a short-term Leaseback after closing so you can stay for an agreed period before handing over the keys. Put the terms and dates in a written contract addendum — never rely on a verbal understanding.
14. Confirm the earnest money and option fee arrive on time
Once the contract is effective, the buyer's earnest money and Option Fee should reach the title company within 3 days. Confirm receipt and keep the records — this is the first assurance that the buyer will perform.
15. The Option Period inspection: focus on safety and structure
During the Option Period the buyer inspects the home and requests repairs. Keep negotiations focused on safety and structural items; for minor cosmetic issues, a repair credit the buyer uses after closing is usually faster and easier for both sides than item-by-item repairs.
16. When the appraisal comes in below the sale price
If the lender's appraisal is lower than the contract price, the loan amount adjusts down with it, leaving an Appraisal Gap. The usual resolutions are one of three: the seller reduces the price somewhat, the buyer covers the gap in cash, or the parties follow the terms already written into the contract. Agree on how a gap will be handled before signing, and there is no scramble before closing.
17. Closing day handover
On closing day, bring photo ID, all keys, garage remotes, and gate/access cards, and sign at the title company. Confirm the funds have been wired, deliver the home in the condition the contract requires, and then hand over the keys — the sale is complete.
Primary residence: if you have lived in the home for at least 2 of the past 5 years, the Capital Gains Exclusion lets you exclude up to $250,000 of gain if you file singly, or $500,000 if you file jointly. Investment property: a 1031 Exchange can defer the tax, but both the identification rules and the replacement deadlines are strict, so it must be planned well in advance. Tax situations vary by person — consult a CPA before deciding.
Keep insurance continuous while the home sits vacant: if a home you have moved out of will stand empty while listed, notify your insurer and adjust or continue the right coverage — the home stays protected from listing day to closing day.
1. Verify Your Sale Proceeds Arrived
Sale proceeds are usually wired by the title company to the account you designated. Once the funds arrive, check the amount line by line against the net figure on your Closing Disclosure. If the money is late or the amount does not match, contact the title company right away to look into it - do not wait.
2. File Your Closing Documents
Scan a digital copy of your Closing Disclosure, a copy of the Deed, and your title documents for your records, and store them together with the paper originals for the long term. You may need them for tax filing, for reconciling accounts, or for related matters later on.
3. Confirm Your Old Mortgage Was Paid Off
Your old loan is paid off first out of the closing funds (the Payoff). Watch for the payoff confirmation letter from your former lender, and confirm that the Release of Lien has been recorded with the county. File both documents with your closing records.
The balance remaining in your old loan’s Escrow account is generally refunded by check within about 30 days after closing. Watch for it and verify the amount. If your address has changed, tell your former loan servicer in advance to mail the check to your new address.
5. Get a Prorated Refund on Your Homeowner’s Insurance
Once closing has been recorded, ask your insurance company to cancel the policy; the premium for the unused days is refunded on a prorated basis. Do not cancel before closing, so there is no gap in coverage.
6. Close Out Water, Electric, Gas, and Internet Service
Stop or settle each utility account as of the handover date, and keep the final bill and closure confirmation for each one. On the day service ends, photograph the final water and electric meter readings - if a bill is ever disputed, those photos draw a clear line.
7. Settle With Your HOA and Confirm the Account Is Closed
Confirm that your homeowners association (HOA) dues are settled and the account is closed, and turn off any automatic payments so you are not charged after the account closes. Keep the settlement confirmation on file.

File a USPS Change of Address through official postal channels so mail sent to your old address is forwarded to your new one for a period after the move. Use only the official USPS website or a post office counter - do not use look-alike sites that charge a fee for this service.
9. Update Your Address With Banks and on Your IDs
Make one list and update your address in a single pass: banks, credit cards, driver’s license, vehicle registration, voter registration, and your usual subscriptions and apps. Do not delay IDs - Texas requires you to update your driver’s license address within a set period after a change.
10. Leave All Keys and Included Items for the Buyer
As the contract provides, leave the buyer all keys, garage door remotes, mailbox keys, gate cards, and appliance manuals and warranty cards. If your new home is in the same community, hand over the related gate access and remotes as agreed as well.
11. Photograph the Home’s Final Condition
After the home is emptied and cleaned, photograph its final condition room by room, and photograph the water and electric meter readings too. If there is ever a dispute over the home’s condition or a utility charge, these photos are your evidence.
12. Confirm a Handover Checklist With the Buyer
List everything being handed over, confirm each item with the buyer, and keep a record of that confirmation. The more specific the list, the less back-and-forth later.
Refund checks, the payoff confirmation, and the HOA settlement confirmation mostly arrive by paper mail. For the first two months after your move, check the mailbox at your new address regularly, and do not miss mail forwarded from your old address either.
Keep your Form 1099-S and Closing Disclosure: You will need them to file taxes for the year of the sale. Keep them with your closing documents so you are not hunting for them at tax time.
Capital Gains Exclusion for your primary home: If you lived in the home for at least 2 of the past 5 years, you can generally use the exclusion when you file - up to $250,000 for a single filer and $500,000 for a married couple filing jointly. Gain within those limits is exempt from federal capital gains tax.
Keep renovation and addition invoices: What you spent over the years on renovations and additions can raise your Cost Basis, which reduces your taxable gain by the same amount. Be sure to keep the invoices and payment records.
1031 Exchange for an investment property: If you completed a 1031 Exchange, watch the two deadlines: identify the replacement property within 45 days of closing (the 45-day identification period) and complete the purchase within 180 days (the 180-day completion period). Missing either one can affect your eligibility to defer the tax.
The points above are general information only. Holding period, filing status, and how the property was used differ for every household - consult a licensed CPA about your specific filing.
13. If You Have Not Bought Yet, Arrange Bridging Housing
If you need a short-term Leaseback, try to write it into the contract during the negotiation stage. If the sale has already closed, line up a short rental to bridge the gap and avoid moving twice where you can. If your new home’s delivery date is uncertain, arrange storage for your belongings and a temporary place to stay in advance.
14. Plan What to Do With Your Sale Proceeds
Whether the proceeds go back into real estate, toward financing your next home, or into another allocation, work out the tax impact before you act. If you would like help running the numbers or talking it through, feel free to reach out anytime.
Make sure smoke detectors and carbon monoxide detectors are installed and working, door and window locks are sound, and water, electricity, and A/C all run properly. These are a safety baseline and the basics a tenant is entitled to — check each one before listing.
2. Deep Clean and Take Care of Minor Repairs
Give the whole home a deep clean, and fix small issues — leaks, faulty appliances, worn paint — before photos and showings. A home in good shape supports the rent you are asking and makes visitors take it seriously.
3. Switch to a Landlord Policy
Replace your homeowner's insurance with a Landlord Policy — the two cover different things — a homeowner's policy usually does not cover the rental period, so switching makes your coverage match how the home is used. If the home sits in a flood zone, adding flood insurance completes the picture.
4. Set the Rent from Comps — and Work Out the True Return First
Set the rent using Rental Comps — comparable rentals nearby — not a guess. Run the numbers: monthly rent minus the mortgage payment, property taxes, insurance, HOA dues, and a maintenance reserve is your true return. The usual Security Deposit is one month's rent, and the pet policy should be decided in advance and stated in the listing.
5. Photograph and List — After Checking Rental Restrictions
Have professional photos taken, then list on the MLS and the major rental platforms. First check whether the HOA restricts rentals — minimum lease terms, caps on the share of homes that may be rented, or prior approval — and complete any rental registration your city or county requires.
6. Set the Criteria First — and Apply Them to Everyone Equally
Your screening criteria should be set before the first application arrives, put in writing, and applied consistently to every applicant. That is the core requirement of Fair Housing law — and the most effective way to avoid discrimination disputes.
7. Standard Thresholds and the Screening Process
Common thresholds include monthly income of about 3 times the rent, a checkable credit history, no eviction record, and no major negative rental history. Run the full process — application plus background check — through a professional Tenant Screening service, keep the written criteria on file, and keep records of each review. It protects you as the landlord and holds up if a decision is ever questioned.
Use the Texas REALTORS® Lease and fill in every term completely — rent, lease term, Security Deposit, pets, and who is responsible for which repairs. Both parties sign and keep a copy. A verbal promise does not count; what is written into the lease does.
9. Handle the Security Deposit Under Texas Law
Collecting, holding, and refunding the Security Deposit follows the Texas Property Code: within 30 days after the tenant moves out, the landlord must refund the deposit or provide a written itemization of deductions. Refunding late, or deducting without an itemization, can expose the landlord to additional liability.
10. Walk the Home Together on Move-In Day and Document It
On move-in day, complete the Inventory & Condition Form together with the tenant, noting the condition of doors, windows, walls, floors, and appliances item by item, with photos, signed by both sides. Hand over keys, garage remotes, and access devices against a signature, and have the tenant transfer water, electricity, and gas into their own name to avoid billing disputes later.
The condition form plus photos is your most useful document at move-out: how the home looked at move-in versus move-out, side by side. Deposit deductions rest on evidence, and disputes stay rare.
Review the rent against nearby comps once a year. Keeping increases in line with the market helps good tenants stay; pricing too high stretches the vacancy period, which costs more than the increase would have gained.
12. Start Renewal Talks Early
Open the renewal conversation at two points — 60 days and 30 days before the lease ends — and confirm early whether the tenant is staying. If they renew, sign the extension promptly; if they are leaving, relist promptly. Either way, the vacancy gap stays as short as possible.
13. Triage Maintenance Requests
Sort repairs by urgency: leaks, power outages, and A/C failures in hot weather are emergencies and should be handled as quickly as possible; minor issues can follow a reasonable agreed timeline. Keep a short list of reliable repair contacts on hand, so a middle-of-the-night problem does not mean searching for help from scratch.
14. No Time to Manage It? Property Management Is an Option
If you do not have the time, or you live out of the area, a professional property management service can handle rent collection, maintenance coordination, and Tenant Screening. The day-to-day goes to a specialist, and you keep the reports and the major decisions — a much easier way to hold a rental.

1. Set the Due Date, Grace Period, and Late Fee in Writing — and Enforce Them Consistently
Follow the lease: a fixed due date and grace period, with the late fee charged exactly as written. Apply the same standard to every tenant — no ad-hoc exceptions, no surprise add-ons. Consistency keeps disputes from starting.
2. Collect Rent Online and Keep the Records
Collect rent by bank transfer or an online payment platform, so every payment is recorded automatically and easy to reconcile. Avoid cash; if you accept it, write a receipt on the spot and photograph it for your files.
3. Keep a Monthly Ledger and Hand It to Your CPA Once a Year
Keep a simple one-page record each month: rental income, plus expenses such as repairs, insurance, taxes, and management. At year-end, organize it property by property and hand it to your CPA — no digging through chat threads for receipts.
Rental income is reported on Schedule E of your federal tax return. A rental property can be depreciated over 27.5 years — an important, legitimate deduction many self-managing landlords overlook. Confirm it with your CPA when you file.
4. Triage Emergencies vs. Routine Repairs — Response Times Differ
Emergencies — a leak, no A/C or heat, broken doors or windows that affect safety — get a same-day response, damage stopped first. Routine repairs are handled within the agreed timeframe, and the tenant is told when to expect the visit.
5. Keep a Vendor List Ready — Prevention Is Cheaper Than Emergency Repairs
Keep reliable plumbers, electricians, and HVAC technicians a phone call away. Preventive maintenance costs even less: remind tenants to change HVAC filters regularly, service the A/C yearly, and check roof and drainage periodically — small money now blocks big repairs.
6. Save the Invoice and Photos for Every Repair
Take photos before and after each repair, and file invoices and work orders by property. Keep tenant communications in writing (text or email), so the time and content are on record — it keeps things clear if accounts ever need reconciling or a dispute arises.
Give advance notice of repairs, inspections, and fee changes, with the reason and the timing — no surprises. Keep the tone professional and matter-of-fact: a good working relationship makes everything easier, problems included.
8. Give Notice Before Entering — Never Just Walk In
When you need to enter for an inspection or a repair, give notice in advance as the lease and the law require — usually at least 24 hours — and schedule the visit at a reasonable time. A true emergency (such as a burst pipe) is the exception, but explain it to the tenant afterward.
9. Talk Renewal Twice: 60 Days and 30 Days Before the Lease Ends
Do not wait until the lease expires to talk. Ask about the tenant's intentions 60 days out; 30 days out, set the renewal rent against the local market and put it in writing. A good tenant is worth more than a few extra dollars of rent — tenants who pay on time and take care of the home get renewal priority, because vacancy and re-leasing cost more.
Security Deposit Refund: Within 30 days after the tenant moves out, refund the deposit — or provide an itemized written statement of deductions and refund the balance. Keep to the deadline and you stay clear of penalties. Every deduction needs an invoice or a photo to back it up, and normal wear and tear cannot be charged as damage.
10. Breaches Go Through the Court — the Lawful Route That Works
If a tenant breaks the lease or falls behind on rent, a formal eviction (Eviction) through the Justice Court (JP Court) is the route that works — the judgment is enforceable, and you stay in the stronger position throughout. Shutting off utilities, changing the locks to force a tenant out, or removing the tenant's belongings is illegal; the court process is both the lawful and the effective path.
11. Track Fair Housing, Insurance, Taxes, and HOA Together
Fair Housing law runs through screening, management, and every communication — apply the same standard to everyone. Review your landlord policy (Landlord Policy) each year to make sure coverage is still adequate. File a property tax protest (Property Tax Protest) with the county appraisal district each year and save what you can. Keep up with HOA rule changes, so a tenant's violation does not turn into a fine in your name.
Pick a slower season for one full walk-through: roof, HVAC, water heater, door and window seals, drainage, and the ground around the foundation. Small problems caught before they grow cost a fraction as much to fix. File the results and compare against them next year.
13. Keep Equipment Ages and Repair Records Current
Record the age, warranty, and every repair for the big equipment — roof, HVAC, water heater. You will know when a replacement is coming and how much to budget for it; when you sell, that file is a selling point for buyers, too.
14. Reassess Regularly: Hold, Raise Rent, Sell, or 1031
Review once a year: is the rent keeping up with the market, and are cash flow and expenses healthy? Then decide the next step with the numbers — keep holding, raise the rent moderately, sell, or use a 1031 Exchange (1031 Exchange) to trade up into a larger asset with the tax deferred. Run the math; do not go by feel.
Self-managing suits landlords with a few properties, enough time, and a short drive to the property. With more properties, or if you live out of the area, rent collection, repair coordination, and compliance follow-up take real time — professional property management (Property Management) is often the calmer option, and the cost is easy to justify.
Check the A/C filter every month and replace it when it looks dirty — in a Houston summer the system runs nearly around the clock, and a clogged filter wastes power and strains the unit. Then do a quick leak walk: under sinks, beside the water heater, behind toilet tanks and at the washer hoses. Small leaks are always found before they become big ones — if someone looks.
2. Quarterly: Drains, Seals and Alarms
When kitchen or bath drains slow down, clear hair and grease early instead of waiting for a full clog. Inspect door and window seals and caulk lines for cracking. Press the test button on every smoke and carbon-monoxide alarm to confirm it sounds and has not expired — alarm units themselves generally last about 10 years, then replace the whole unit.
3. Every Six Months: Gutters, Water Heater and Caulking
Clean the gutters and downspouts — leaf-clogged gutters are a common source of roof leaks. Drain and flush the water heater per its manual to clear sediment. Re-caulk cracked joints at window and door frames, pipe penetrations and masonry joints: it keeps water out, and insects too.
4. Yearly: Professional Service and the Big Check
Have a professional service the HVAC system once a year (spring and fall is even better). Get a termite inspection yearly. Walk the roof once a year for missing shingles, aged sealant and drainage. Then walk the foundation line and the yard drainage: rainwater should run away from the house, never pool against the walls.
Put this checklist into phone calendar reminders — one repeating reminder each for monthly, quarterly, semi-annual and annual. With upkeep, what fails is never knowledge; it is memory.
5. Foundation Watering: Managing Clay Soil Shrinkage
Much of Houston sits on expansive clay that shrinks in dry months and pulls at the foundation. Lay a soaker hose about 12–18 inches out from the foundation line and water slowly through dry spells, keeping soil moisture even — the goal is "even," not soaked; stop after rains and in wet months. If a door suddenly stops latching or diagonal cracks appear on walls, photograph them first, then have a foundation company evaluate.
6. Hurricane Season Prep (June through November)
Before the season: trim branches hanging over the roof, clear yard drainage, and check the roof and gutters. Photograph insurance policies, closing documents and key IDs into cloud storage, and stock flashlights, batteries and drinking water. After a storm, photograph everything before you clean up — for an insurance claim, the photos are where the evidence chain starts.
7. Freeze Protection: Remember the 2021 Freeze
Ahead of a hard freeze: cover or drain outdoor faucets and insulate exposed pipes. On the coldest nights, let faucets on exterior walls drip slowly and open the cabinet doors under sinks so warm room air reaches the pipes. Everyone in the house should know where the main shut-off valve is and how to close it — if a pipe does burst, shut the water off first, then deal with the mess.
8. Humidity, Mold and Termites
Houston is humid: bathroom exhaust fans must work and the A/C must dehumidify properly. Mold on a wall corner means find the water source first — wiping the surface alone solves nothing. Termite defense is three habits: an inspection every year, no wood in direct soil contact, and no firewood or cardboard stacked against exterior walls. Mud tubes along the foundation or a hollow sound when you knock on wood means call a licensed termite company promptly.
Changing HVAC filters, re-caulking exterior joints, clearing small clogs (plunger, hair hook), swapping light bulbs and alarm batteries, patching small wall dings, oiling locks and hinges — the common thread is low risk: a mistake hurts neither the house nor you.
10. Licensed Professionals Only
Electrical work (panels, new circuits), gas (gas lines, gas water heaters), roof work at height, structural and foundation work, and main-line plumbing changes — work that touches personal safety, fire risk and insurance claims, and belongs with licensed professionals. Pull permits where the work requires them: proper paperwork keeps you covered, and becomes ready-made proof of quality when you sell.
Gas safety: If you smell the rotten-egg odor of gas, leave the house immediately and call the gas company or 911 from outside. Do not switch any electrical device on or off indoors and do not light anything — no exceptions to this rule.
11. Keep the Records — They Pay Off When You Sell
File the date, invoice and before-and-after photos of every service and repair, one folder per year. When you sell, Texas's Seller's Disclosure asks you to state the home's condition truthfully — complete records keep you compliant and give buyers confidence. It is value protection you can prove.
Area, budget, home type and move-in timing, plus your income and credit range — the two things landlords screen on most. Use the Rental Search Request form on this site, or just call or WeChat Owen. The more specific you are, the better the match.
2. A shortlist picked for you
Owen screens the homes currently for rent against your criteria and sends you the ones that fit, so you choose from real matches instead of scrolling through hundreds of listings yourself.
3. Tour the ones you like
See a home you like? Owen schedules the showing. Check the light, the noise, water pressure, the A/C and the streets around it — and if you can, visit once in the daytime and once in the evening.
4. Apply with confidence
Once you have picked a home, the application and background check run through RentSpree (the applicant pays the $39.99 screening fee). Have these ready: your last 4 pay stubs, bank statements from the last 3 months (the ones showing your pay deposits), and scans of your driver's license and Social Security card — plus a tax return if you are self-employed. A complete file usually moves faster.
5. Sign, get the keys, move in
Once approved, you sign the lease, pay the deposit and first month's rent, and pick up the keys. Photograph the home's condition on move-in day for your records — and after you are settled, Owen is still your call for repairs, renewals, and buying a home when the time comes.
A note on income: landlords usually look for monthly income around 3× the rent. New to the U.S. with a thin credit file? Tell Owen honestly — an offer letter, bank reserves and a strong overall file can still make an application competitive.
Notify your landlord in writing as early as your lease requires — most leases ask for 30 to 60 days — and state your move-out date clearly. Send it the way your lease specifies (email or letter both work), and keep a copy plus proof of sending for yourself.
2. Clean and restore
Move everything out and give the home a thorough clean, and take care of the small things first — nail holes, light bulbs. The goal is to hand the home back as you received it, and the photos you took on move-in day are your item-by-item checklist.
3. Document the condition
On move-out day, photograph or video every room and write down the water and electric meter readings — and make sure both sides keep a copy. When the home's condition is on record, settling the deposit has far less room for dispute.
4. Walk-through and keys
Walk the home with your landlord or manager, confirm its condition together on the spot, and hand back everything — keys, access cards, garage remotes and the mailbox key. Small issues are much easier to settle face-to-face than after a deduction shows up.
5. Deposit settlement
Under Texas law, within 30 days after you move out the landlord must return your deposit or send an itemized list of deductions. Leave a forwarding address so the deposit and the statement reach your new home. When the statement arrives, check it line by line — with your photos and records in hand, most questions settle in one conversation.
